🔍 What Is a Final Walkthrough?
The final walkthrough typically takes place within 24–48 hours before closing. It’s your last opportunity to:
- Ensure the home is in the same condition as when you wrote your offer
- Confirm any negotiated repairs have been completed
- Check that all agreed-upon fixtures or appliances are still in place
- Make sure the property is clean and free of any unexpected belongings or damage
This isn’t a time to nitpick, but rather to ensure that what you’re buying is exactly what you agreed to.
🛠️ What Should You Bring?
Bring a copy of your purchase agreement and inspection repair list (if applicable), and feel free to take your time walking through each room. Some things to look for:
- Light fixtures, faucets, and outlets are working
- No new damage since your home inspection
- Any repairs negotiated after inspection are complete
- All included appliances are present and working
- The home is clean and empty unless otherwise agreed
