What “Average Closed Price” Tells Us About the Omaha Housing Market Today

📅 July 2024 – June 2025 Trends | Omaha Area Market

Whether you’re dreaming of your first home, getting ready to sell, or just like keeping an eye on the market, understanding local real estate trends can help you make smart moves. At Omaha Home Pros, we’re here to break it all down and explain what it means for you.

Let’s take a look at what the average closed price tells us about the current market.

💡 What is “Average Closed Price”?

The average closed price is the average sales price of all homes that sold (closed) in a given month. This number doesn’t include things like seller concessions but gives a reliable snapshot of what buyers are actually paying.

🏗️ New Construction Homes: Cooling Slightly but Still Strong

From July 2024 to June 2025, the average closed price for new construction homes in the Omaha area was $473,620 — a small 0.4% decrease compared to the previous year.

🔎 What this means:
While prices dipped slightly, new construction is still holding value well. In May 2025, we even saw prices hit $492,227, one of the highest months on record. Builders are adjusting to shifting demand, and this stabilization could mean better opportunities for buyers who were previously priced out.

🏡 Existing Homes: Steady Growth

The average closed price for existing homes came in at $346,180, up 3.8% from the prior year.
Month after month, we’ve seen consistent increases — especially strong in June 2025 at $370,717, which was up 4.8% year-over-year.

🔎 What this means:
This kind of steady appreciation is great news for current homeowners — your equity is growing! For buyers, it reinforces that real estate continues to be a solid investment in our region.

📈 Year-to-Date Snapshot (2025)

Let’s compare the year-to-date (YTD) prices:

  • New Construction: $473,551 (+0.1% from 2024 YTD)
  • Existing Homes: $344,929 (+2.7% from 2024 YTD)

Both new and existing homes show positive growth this year, but not at runaway levels — this is a sign of a healthy, balanced market.
