The Elkhorn housing market is showing signs of a more balanced environment in 2026, while home prices remain higher than a year ago. In ZIP code 68022, August data shows a $590,000 median sold price, 37 average days on market, and 4.0 months of inventory.
Elkhorn Home Prices Remain Higher Than a Year Ago
If you own a home in Elkhorn, one of your biggest questions may be: Are home values still holding up?
For August 2026, the median sold price in 68022 real estate was $590,000, compared with $530,000 during the same period in 2025 – an increase of 11.3%.
Looking at a larger sample helps put that monthly number into context. From January through August 2026, the median sold price was $545,000, up 6.2% from $513,000 during the same period in 2025.
That doesn’t mean every Elkhorn home has increased in value by the same percentage. Your home’s value depends on factors such as location, condition, updates, features, comparable sales, and current competition.

Homes sold during August 2026 averaged 37 days on market, compared with 43 days during August 2025. Year to date, the difference is even smaller: 45 days in 2026 compared with 46 days during the same period in 2025.
There’s another number sellers should pay attention to: homes sold for an average of 99% of their original list price in August.
For sellers, that’s encouraging – but it also reinforces the importance of getting the price and positioning right from the beginning. Buyers may have more choices, and an accurately priced home can be better positioned to compete for their attention.
Is Elkhorn Becoming a Buyer’s Market?
This is where the Elkhorn NE real estate market gets especially interesting.
August 2026 showed 4.0 months of inventory based on closed sales. According to the methodology used in the MLS report, fewer than three months represents a seller’s market, three to six months is considered neutral, and more than six months represents a buyer’s market.
That puts Elkhorn’s 68022 market in neutral territory, not a buyer’s market.
Inventory has also moved considerably throughout the year. It measured 5.1 months in January, fell to 2.4 months in June, and then increased to 3.5 months in July before reaching 4.0 months in August.
For buyers, a more balanced market may create more opportunity to compare homes and make thoughtful decisions. But with properties still selling at an average of 99% of original list price, increased inventory shouldn’t automatically be interpreted as steep discounts.
